About High Vista

High Vista is a private community in Mills River, North Carolina. It’s conveniently located midway between Asheville and Hendersonville, and only 15 minutes from Asheville’s airport. 
 
After passing through High Vista’s gates, you enter a landscape of over 500 beautiful acres of rolling hills and wooded areas, with elevations from 2,200 to 3,200 ft. Winding roads pass through native rhododendron, mountain laurel, and azalea, under the shade of sourwood, oak, poplar, and chestnut trees, to name just a few.
 
High Vista is comprised of about 350 homes: Many have either mountain views, or views of the newly renovated Chestnut Mountain Golf Course.
 
The homeowners association is run by residents, with an elected HOA board that ensures that the community is well-maintained and financially sound.

Most homeowners in High Vista are year-round residents: a mix of young families, working professionals, and active retirees.

High Vista POA

For an additional fee, High Vista residents may choose to join High Vista’s Amenities Association (POA), which offers access to the club house, swimming pool, tennis courts, and Robinson’s Pub restaurant.

Chestnut Mountain Golf

In the center of High Vista is Chestnut Mountain Golf Club. The course is sculpted into a natural setting, emphasizing the elements that are unique to a true mountain golfing experience. 

 

The course was formerly known as High Vista Golf Club, and was renovated in 2022.

A conveniently located small town that's growing!

There’s so much within a 10-15 minute drive from High Vista, including:

– An Ingles grocery, Ace Hardware, Lowes, Target, Walmart, and the Asheville airport.

– Mills River’s 50 acre park, with a dog park, tennis & pickleball, a playground for kids, and walking trails.

– The shops, restaurants, YMCA, and Regal movie theater of Biltmore Park Town Square.

 

Over the past 10 years, Mills River has welcomed a growing number of brewery/restaurants, including Sierra Nevada, Mills River Brewing, and Appalachian Mountain Brewery, along with Burning Blush and Bold Rock cideries.

As of August 2024, High Vista’s annual HOA assessment is $1,125 per lot. 

The annual HOA assessment covers community maintenance, security, snow plowing of the roads, accounting, and legal fees, as needed.

No. Unlike other communities, membership in the POA and Golf course is voluntary. About half of High Vista’s homeowners are POA members.

High Vista does not have designated trails, per se. However, homeowners regularly take advantage of the community’s natural beauty and rolling terrain, and walk the paved (and some unpaved) roads throughout the year. 

Traffic in High Vista’s gated community is generally light, so homeowners feel safe walking the roads. It’s not uncommon to come across deer and other wildlife while walking

High Vista is governed by its homeowners association covenants and bylaws, which have been adjusted and updated, as needed, over 40 years.
